Buyers should begin their home shopping process by first qualifying with a lender.  The lender will review your financial data and determine how much money you are qualified to borrow.  This is important for 2 reasons: first, it will help you determine what price range you should be searching in and second, you will be pre-approved and ready to submit an offer the minute you find the right home.  Here are some tips for a smooth loan approval process.


Step 2: Find a Real Estate Agent


Your next step should be to shop for a Real Estate Agent.  It is surprising how many buyers go out shopping for homes without the assistance of a professional realtor.  Having your own agent is beneficial for several reasons. While most real estate transactions do go smoothly, almost all have a challenge or two that require attention.  If this happens, you should have someone on your side, representing your interests.  A buyer’s agent will also be able to help educate you about the home buying process, especially in today’s market.   An experienced real estate agent can help navigate you through the jungle of foreclosures and short sales.  The process for purchasing a bank owned property or a short sale is different from purchasing a regular re-sale or new build property.  Select an agent who can answer all of your questions.  You also want a real estate agent who knows the area in detail. Community knowledge should be important to you because you are not just buying a house.  You are buying a home in a specific neighborhood in a specific community. Finally, you should find a realtor that you can connect with.  Someone who understands your needs and whom you feel comfortable working with.  After all, you will be making one of the most important purchases of your lifetime; you should do it with someone you trust!
